Lévis, September 13, 2022 – The spring of 2024 will mark the inauguration of L’Aubier, a brand-new seniors’ residence designed for autonomous and semi-autonomous individuals. The official groundbreaking ceremony was held today in the presence of Mr. Jeannot Demers, President of the Commission consultative du développement social et communautaire, who was standing in for Mr. Gilles Lehouillier, Mayor of the City of Lévis.
The promoter, builder, and real estate developer EMD-Batimo is leading the project in partnership with Chartwell, which will manage the complex through a collaboration that has united the two companies for over ten years. This residence addresses a real need in a region where more than one in five people (21.6%*) is aged 65 or older.
L’Aubier residence will be located on Étienne-Dallaire Boulevard, just steps from Route du Président-Kennedy and close to Jean-Lesage Highway (A20) and Guillaume-Couture Boulevard (Route 132). In total, 340 rental apartments for autonomous seniors and 36 care units for individuals experiencing a loss of autonomy or cognitive function will be spread across 12 floors. The apartments will range from studios to 5½ units, with floor areas between 515 and 1,373 sq. ft. Residents aged 70 and over will be eligible to apply for the tax credit for home-support services for seniors.
The project is estimated at approximately $110 million. Construction is already underway and will span 24 months, with up to 200 workers on site. Once completed, L’Aubier residence will create around 60 new jobs and generate hundreds of thousands of dollars in annual economic benefits for the City of Lévis.

L’Aubier residence will feature several inviting common areas for recreation and relaxation, including a pool, a golf simulator, a billiards room, an exercise room, a movie theater, a multifunctional room, a piano lounge, a bistro, and a family dining room with a dedicated children’s corner. The site will include 277 parking spaces for residents and visitors (both indoor and outdoor), along with electric vehicle charging stations.
Elegant, modern, and bright, each apartment will come equipped with five appliances, electricity, hot water, cable, telephone service, and high-speed internet. The building’s ventilation and air exchange systems will ensure excellent air quality and a healthy environment. Additionally, the building will be oriented to maximize natural daylight. Security will be provided 24/7, and residents will benefit from nursing services, an emergency call system, and a rich program of physical and cultural activities.
