L’Aubier : A new residence for senior in the heart of Lévis

An inspiring and safe living environment with a focus on well-being 

Lévis, September 13, 2022 The spring of 2024 will see the inauguration of L’Aubier, an all-new seniors’ residence designed with an autonomous and semi autonomous clientele in mind. The official groundbreaking ceremony was held today in the presence of Mr. Jeannot Demers, President of the Commission consultative du développement social et communautaire, who was replacing Mr. Gilles Lehouillier, Mayor of the City of Lévis.  

The promoter, builder and real estate developer EMD-Batimo is leading this project in association with Chartwell, which will be responsible for the management of the complex through a partnership between  the two companies established more than ten years ago. This residence responds to a concrete need in a region where more than one in five people (21.6%*) is over 65 years old. 

L’Aubier Residence will be located on Étienne-Dallaire Boulevard, just steps away from Route du Président-Kennedy and near Jean-Lesage Highway(A20) and Guillaume-Couture Boulevard (Route 132). In all, 340 rental apartments for autonomous seniors, as well as 36 care units intended for individuals with a loss of autonomy or cognitive function will be spread out over 12 floors. The complex will house apartments ranging in size from 5 bedrooms to studios, with a floor area from 515 to 1,373 sq. ft. It should be noted that residents aged 70 years or more can file for the tax credit for home-support service for seniors. 

The overall cost of the project is estimated at $110 million. Construction work is already under way and will take place over a 24-month period, with up to two hundred workers on the worksite. Once it opens, L’Aubier Residence will create some 60 new jobs and generate hundreds of thousands of dollars for the City of Lévis in economic fallout every year.

Everyday well-being, comfort and safety 

L’Aubier Residence will comprise several convivial common areas for recreation and leisure activities, including a pool, a golf simulator, a pool room, an exercise room, a movie theater, a multifunctional room, a piano lounge, a bistro and a family dining room that features a children’s corner. The site will have a total of 277 parking spaces for residents and visitors (indoors and outdoors), as well as electric vehicle charging stations.  

Elegant, modern and bright, each apartment will include five appliances, electricity, hot water, cable, telephone system, and high-speed internet. The building ventilation and air exchange systems in the rooms will provide excellent air quality and a healthy environment. In addition, the building will be positioned in a way as to maximize daylight. The building will have 24-hour security presence. Nursing services, an emergency call system and a comprehensive program of physical and cultural activities will also be included.

L’Aubier Residence will be located within walking distance from essential services, parks and green spaces. Its proximity to shops will encourage walking rather than using the car, which will allow the residents to stay active and live in a dynamic environment, while fostering social exchange.

In addition, Starting September, the team of rental consultants will be able to welcome clients in a booth inside the Galeries Chagnon, just steps away from the future site of the residence. Please note that the rental office, which is found at 5767 Étienne-Dallaire Boulevard, will open its doors in winter 2023.
